Sovereign Misfit Farm is a community land trust — a 501(c)(3) nonprofit that holds farmland in permanent agricultural use. Not for a generation. Forever. The trust structure means the land can never be sold to a developer, subdivided, or taken out of farming. That's not a promise. It's a legal structure.

Here's what we do with the land: twelve households live on it, farm it together, and govern themselves. Some are full-time farmers running a CSA and tending livestock. Others work remotely and contribute 8-12 hours a week in the garden. All of them eat what the land produces, raise their kids with dirt under their fingernails, and take care of the place like it's theirs — because it is.

## How It Works for You

You have options beyond a simple sale:

**Straight sale at market value.** The CLT purchases your land at full appraised value. You get your money. We get your farm. Cleanest transaction.

**Bargain sale.** You sell 20-40% below market. The difference between the sale price and the appraised value counts as a charitable donation to a 501(c)(3) — you get a tax deduction that can offset your income for up to 15 years. You still get cash, plus a significant tax benefit.

**Life estate.** You sell the land but retain the right to live on a portion for the rest of your life. You get cash now, lifetime housing security, and the knowledge that the farm's future is settled. We get a discounted purchase price for the delayed access.

**Full donation.** You donate the land to the CLT and take the full charitable deduction — potentially worth hundreds of thousands of dollars against your income taxes. This is powerful estate planning for high-net-worth farmers who want to minimize estate taxes while preserving their legacy.

**Installment sale.** You sell to the CLT with seller financing over 5-15 years. You get steady retirement income, spread your tax liability, and we get time to build our capital.

**Lease-to-own.** We lease your land for 3-5 years with an option to purchase. Lease payments count toward the final price. You get immediate income and time to see whether we're the right stewards before committing.
